Charlottesville Area Real Estate

 Q2 2025 FAQs

In the second quarter of 2025, the Charlottesville area saw 1,087 home sales, just 1% lower than last year. Home prices are still climbing, with a median sales price of $485,000 , up 5% from 2024. Inventory is increasing, giving buyers more options.

Home prices in most local markets are rising. Albemarle County’s median price is up 8% to $575,000, Louisa County’s is up 11% to $445,000, and Greene County’s is up 8% to $432,432. Charlottesville saw a small price dip of 2%.

It’s still a seller’s market, but conditions are shifting. With 32% more homes for sale than last year and 3.4 months of supply, buyers have more choices and negotiating room.

On average, homes are selling in 9 days. Greene County is the fastest at 6 days, while Louisa County takes about 21 days.

As of July 2025, the average 30-year fixed mortgage rate is 6.75%, nearly the same as last year’s 6.77%.

Nelson County (+16%), Greene County (+15%), and Charlottesville (+11%) saw the biggest jumps in sales activity compared to last year.

There were 1,034 active listings at the end of Q2 2025, a 32% increase from 2024. Albemarle County has the most with 370 active listings.

Market experts expect steady buyer demand, continued price growth in most counties, and more inventory coming on the market — which could give buyers more leverage later this year.
